POSITION SUMMARY: The Real Estate Finance Manager coordinates and conducts all financial planning and analysis activities related to FedEx Office real estate activity. The position is responsible for analyzing all new store opportunities as well as disposition of existing real estate assets as necessary in coordination with FedEx Office Real Estate department. GENERAL DUTIES AND RESPONSIBILITIES: (This is a representative list of the general duties the position may be asked to perform, and is not intended to be all-inclusive)
Develop and maintain detailed and complex financial models used to generate P&L and discounted cash flow of projections related to all FedEx Office real estate activity
Work closely with FedEx Office business partners to capture all appropriate inputs and assumptions related to real estate analyses
Work closely with operational owners to develop detailed monthly budgets for all new stores as part of the annual planning process
Partner with FedEx Office Real Estate and Field Operations teams to ensure sound financial analysis of all lease renewal activities
Conduct analysis of all right-size and downsize opportunities
Prepare financial analysis and documentation necessary for executive review of real estate analysis for Real Estate Committee meetings
Brief FedEx Office Chief Financial Officer (CFO) on all Real Estate Committee analyses, providing recommendations as appropriate
Conduct ad hoc financial analysis as necessary to support FedEx Office operations
Conduct a wide variety of recurring and non-recurring analyses
All other duties as needed or required
MINIMUM QUALIFICATIONS AND REQUIREMENTS:
Bachelor’s degree in Finance, Accounting, related field or equivalent experience
Master’s degree preferred
6+ experience of progressively increasing responsibilities in the areas of Finance, Accounting and/or Financial Planning & Analysis
2+ years management experience preferred
Experience developing and leading consolidated financial forecasting exercises
Strong business sense, financial acumen, financial modeling skills and solid understanding of discounted cash flow analysis
Experience interacting with executive level management
High level of proficiency with MS Office and Hyperion Enterprise preferred
Experience in multi-unit retail or consumer products preferred
